Industrial zone “Sports airport”

 

Zone location and description

 

The industrial zone “Sports airport” is located in the north-eastern part of Kraljevo near the Road 24 that connects the City of Kragujevac with the Highway E-75. It spreads between the West Morava River on the north and Dositejeva Street, a major traffic artery of the city in the south. The entire area is included in the Spatial Plan of the City of Kraljevo, the General Urban Plan, the General Regulation Plan and the Detailed Regulation Plan.

 

The industrial zone includes the space of the current sports airport, the area of the “Magnohrom”, “Wagon Factory” and “Jasen” industries and the service-warehouse area of the “Gvožđar” and “Kopaonik”. Location of the business-industrial zone “Sports airport” is defined as a brownfield location mainly. This industrial zone practically comprises of three parts as follows:

–       The “Wagon Factory” and “Jasen” with a cold storage and technical school,

–       The “Magnohrom” industry, and

–       The service-warehouse area (“Fept”, “Kopaonik”, “Elektromontaža”).

Access and accessibility  

Distance from the Highway E-75 (Budapest, Belgrade, Niš, Skopje) is 77 km. Road connection will be improved significantly with the construction of the Pojate-Preljina Highway, which will bypass Kraljevo in the north, and one of the planned exits will directly connect the highway with the industrial zone. The nearest railway station is located in Kraljevo at the distance of 5 km from the zone.

 

Land purpose marking and ownership right

 

The land has been planned as industrial. A General Regulation Plan – Industrial Zone Sports Airport has been prepared for this zone, which coverage surface amounts to cca. 359.00 ha. Also, aiming to further development of the zone, a Preliminary Feasibility Study has been prepared for the development of a business-industrial zone “Sports Airport”.

 

The investment potentials within the zone include the location no. 7 – a plot of cca.  5.9 ha and a plot of cca. 11 hectares – in the ownership of the city of Kraljevo. On the east side of the zone, there is an abandoned brownfield location owned by the “Magnohrom: Company. The brownfield includes cca. 60 hectares of land, concrete structures and infrastructure.

Infrastructural equipment of the industrial zone:

 

Water supply: On the territory of the industrial zone there is the city water supply network. In addition, the “Magnohrom: Factory has its own technical water supply network.

Fecal sewage: Fecal sewage comprises of a constructed fecal water collector, which drains away waters from the industrial zone to the waste water treatment plant. The collector is made of concrete pipes ø400 mm, ø600 mm and ø700 mm. The existing facilities are connected to the main collector.

Atmospheric canalization: located in the road zone of the Dositejeva Street to the old “Magnohrom” complex. The collector was built for the needs of draining away atmospheric waters from the “Magnohrom” access roads and the parking area.

Power supply: there are power facilities in the industrial zone with 10 kV voltage level, cables, 35 kV power lines and a TS 10/0.4 kV.

TT installations – fixed and mobile telecommunication networks are functional.

Other infrastructure: industrial railway track, gas.

Zone location and description

 

 

The ”Šeovac – Adrani” zone includes special areas (service-warehouse zone ”Šeovac” and family residence with elements of agriculture).

 

Šeovac is an Adrani plain area underneath Jarčujak, including the location of “Autotransport” and the planned tertiary activities zone. Surface area of the Šeovac zone is 153.29 ha. It is located at the very entrance in the city from Čačk side, next to the Ibar Main Road /Ibarska magistrala/ and it is distanced cca. 4 km from the city center.

At the distance of cca. 8 km from the zone, there is a military airport “Morava”, Lađevci, which is being converted into a mixed airport.

During 2007, the required communal infrastructure was built aiming to equip and arrange the zone for the needs of businesses. A General Urban Plan and a Detailed Urban Plan have been prepared for the location of the industrial zone. The land is 80% in private ownership, and the remaining 20% is owned by the state.

 

 

Infrastructural equipment of the industrial zone:

Sewage network Ø300 connected to the city waste waters treatment plant,

Constructed access road with atmospheric canalization,

Constructed secondary gas line DN250, with the measuring-regulation station capacity of 1300 Nm³/h.

In addition to the above zones, investment opportunities in Kraljevo are characterized by 6 commercial and trade zones, two work zones, as well as the location in Tavnik.

 

Ø  Work zone in Ratina in the area north of the main road Kraljevo – Kruševac, where service-warehouse and production facilities are built, and, in addition to the part of the constructed ring-road, the Plan provides for new roads that should be infrastructural corridors at the same time. This area includes construction material storages, small production plants, warehouses with exhibition halls, slaughterhouses, fruit processors, etc.

Ø  Work zone in Konarevo, immediately next to the Ibar Main Road /Ibarska magistrala/, which has been formed self-initiatively.

Ø  Location Tavnik next to the Ibar Main Road /Ibarska magistrala/, distanced cca. 12 km from Kraljevo, accommodates the largest milk and meat producers and processors.
